What are your office hours?
We are open Monday through Friday from 8:30 am to 5:00 pm. We are closed on Saturdays and Sundays.
Do you accept Section 8 or offer any other discounted housing?
We accept Section 8 vouchers from San Mateo County. Unfortunately, we do not offer any other discounted housing.
Does the property have income restrictions?
Yes, combined household income cannot exceed 80% of Area Median Income limits set by San Mateo County. View income limits here.
What are your rental rates?
Starting rates can be found here. Rates vary between units based on location, view, upgrades, etc.
What lease terms do you offer?
We offer 12- and 18-month leases. Rental rates and terms may vary, so please speak to a leasing agent for full details.
How do I know what’s available now?

What do I do if there is nothing currently available?
We invite you to fill out and submit a Housing Interest Form to get into our system. This lets us know what size of unit you need, what your price point is, and what you’re interested in. When a unit becomes available that fits the needs specified, we will send you an email to invite you to an open house. It’s important to keep your contact information current. What is the process and cost before moving in?
Our typical process will have you moving into Villages at Pacifica within 10 days of placing a holding deposit. A holding deposit is used to take a specific unit off the market while we process your household’s application. Holding deposits are $1000 and are non-refundable after 3 days. Once approved, the holding deposit is applied to the security deposit. Security deposits are equivalent to one month’s rent. Application fees are $30 per adult and each adult in the household must apply. Prorated rent for the first month and a pet deposit/pet rent (if applicable) would also be needed at the time of lease signing.
What is the maximum occupancy per unit?
The maximum allowed occupancy in a 1-bedroom unit is 3 residents. The maximum allowed occupancy in a 2-bedroom unit is 5 residents.
Is the property pet friendly?
Yes, we are! Pets are permitted in this housing Community. We allow three pets per household with an additional $300 pet deposit and $30 monthly pet rent per pet.
Is this a non-smoking property?
We are a smoke-free, drug-free property. Smoking of any kind is not allowed in the unit, in any private outdoor space, or anywhere on the property, including but not limited to in and around any common area, and any other area of the property designated by management.
Is parking offered at the property?
Due to current construction projects, we currently have limited parking available. Please inquire with a leasing agent about being placed on our parking waiting list.
